The Panta Rhei Residences is a luxury retirement village in the north of Bali. It features private villas which are managed by the Panta Rhei Residences. There are 9 plots in total. One is already occupied, 4 are reserved and 4 are still available for new members. An access street is already finished and Water and Electricity is available on all plots.

Leasehold
As in many countries of the world, foreigners cannot become owner of land in Indonesia. Therefore the required land for your villa will be leased for 30 years. The leasehold can be extended after that if required.
The price for 100sqm for 30 years is 10.000 Euro.
Villa - Ownership and Construction Cost
To participate in the community project you need to buy or build a villa. The villa belongs to you until you either decide to sell the villa back to the Panta Rhei Residences or until the lease time has ended.
The costs are listed here as examples as stated in the Disclaimer and will vary on size of plot, the size of the villa and the pool, the current prices for material and workers and the installed base equipment of the villa. The villas at Panta Rhei Residences will have two to three bedrooms and are constructed by a local construction agency. The outer appearance will be very similar to create an ensemble. The interior will slightly differ according to your designs and the shape of the land. All villas will be designed for handicapped people with extra wide doors for wheelchair access, non steps inside the villa and a modern home automation.
A two Bedroom Villa with a swimming pool will cost between 100.000 and 150.000 Euro.

End Membership
You can end the Panta Rhei Residences Membership after a minimum stay of 5 years at any time. The following conditons apply:
You need to inform the management with a Cancellation letter
You can sell back only to Panta Rhei Residences
Thus the Panta Rhei Management is looking for a new Member
Once a new member joined the Panta Rhei Residencesyou will be refunded with 80% of the construction cost of the villa as stated in the mandatory construction agreement or as stated in the mandatory sales contract. You will also get the remaining lease time refunded.
